Blue Horizon Hotel
Located in Downtown Vancouver on Robson Street – Year 2011

Originally constructed in 1967

Designed by Gruen Associates

This renovation project was very well organized by JRS Engineering and the hotel owner. The hotel business would not be affected while window installers, carpenters, painters, and finishers renovate a few floors at a time. All windows were replaced on this 30-storey-tall tower in less than 4 months!

To minimize the renovation time to minimum, swing-stage platforms were hanged on all operational walls to allow installers access windows both from interior and exterior. Once the widows were replaced together with all required flashings, caulking crew would caulk the openings with one of the best on the market: silicone Dow Corning 795.

Professional safety device is used to tie off the safety rope for installers working on the edge. The device is adjustable and is placed tight in the door opening.

Governors Tower and Villas

Governors Tower and Villas is a strata property with a 29 storey tower at 388 Drake Street and five smaller buildings along the 1300 Block of Homer Street. The complex covers its own triangular city block, bordered by Pacific Boulevard, Homer Street and Drake Street in downtown Vancouver.

This huge residential complex receives one of the most comprehensive renovation operations ever. Windows are replaced, stucco and old panels totally removed, walls are repaired insulated and protected from weather and new panels and brick work installed.

Central Park Towers

Located in the vicinity of Metrotown Shopping Centre.
3 towers 20 story high: East Tower, North Tower, and West Tower.

Windows and panels are replaced on these three towers, exterior walls are inspected, repaired and re-painted. On one of the towers the standard test conducted on each older job indicated the presence of asbestos which triggered full program implementing training and special measures to protect home owners, workers, and the environment.

Glaziers get ready window for installation. Toro Aluminum newest engineering and technology excides present building code requirements. Window system is designed in Toro's laboratories and tested in Los Angeles Facilities for earthquakes and extreme weather conditions.

Originally build in 2001, this 7-story building renovation began in February 2011, and is due to be complete in August 2011.

The renovation includes the following:
  • Consulting on the design of new weather seal applications.
  • Removal of existing EFCO window and door systems.
  • Installation of new Self Adhering Membrane(SAM) at window system perimeters.
  • Installation of new backing angle at window sills.
  • Reinstallation of EFCO window and door systems.
  • Cleaning of all metal and glass.
  • New interior and exterior caulking from windows/doors to panel system, and concrete precast walls. Product by Dow Corning. Provided by Pacific Putty.
  • New weather stripping around all French balcony doors and frames. Provided by EFCO

The Portland Plaza

The Portland Plaza was originally built in 1973 and stands at a height of 272 feet/83 meters, and contains 25 floors. The renovation will begin at the end of June 2011.

The renovation includes the following:
  • New interior and exterior gaskets for all windows and metal panels provided by Tremco - 4,400 openings
  • New LikeAir ACM composite panels - 2,200 openings. Provided by SAF.
  • Cleaning and restoration of 4,500 square feet of 2 inch metal framing around the windows and panels. Products provided by Sculpt-Nouveau
  • Upgrade of insulation from 1 inch to 4 inches of Hilti Rockwool insulation behind ACM panels.
  • All bolts upgraded from Grade 3 to Grade 5 for all connections of the glass system to the building.
  • Resealing of all metal joints within the glass system. Sealant by Tremco, provided by Pacific Putty.
